Electrical Installation Condition Reports

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 mean all landlords need to ensure they obtain Electrical Installation Condition Reports at no later than 5 year intervals. These are also known as landlord electrical safety certificates and are simple to book in and arrange with GP Mason and sons.

An electrical installation condition report ensures that the electrics of a property is checked, inspected and signed off. The key factor is that the electrics must be maintained to a safe standard and the report provides a level of oversight and protection to tenants.

It is the Landlord’s responsibility to arrange electrical safety tests for a tenanted property. There are no exceptions to this. The property owner has a legal duty under the Landlord’s private accommodation legislation.

Electrical installations should be checked at the latest, every 5 years, although many responsible landlords in Southend and Essex, will do these annually to ensure evidence of prudent block management. An electrical installation condition report or a portable appliance test report, are two types of landlord electrical safety certifications. PAT Tests, or ‘portable appliance testing’ focuses on the individual items, such as fridges, ovens etc – whereas an EICR or electrical installation condition report, is targeted to the fixed electrics infrastructure of the property.

All landlords in Southend, Essex or anywhere in the UK must fulfill the legal obligations of the private accommodation legislation, which came into force in 2020. This means, if they provide portable appliances, they must test these and provide reports to all tenants and/or housing associations. Where they all will have properties that have mains electricity, it is compulsory they are able to present an EICR refreshed at no later than 5 yearly intervals.

A periodic inspection or landlord electrical certificate should not take more than a couple of hours to complete. Sometimes they can be done in a shorter period, but we need to work through specific criteria to ensure you have all the information you need to keep your electrics safe.

The EICR test includes:

– Adequacy of the property’s earthing and bonding

– We look at the wear and tear on the fuse box, wiring, plugs, sockets, light switches – everything that people see and could touch. It’s all about safety. So you may want to take a quick look over the property yourself and see if there are any obvious issues. 

– We look at all areas that are covered by BS 7671 British Standards on Electrical Safety Certificates or Landlord Tests.

At the end of this report you will have that peace of mind that your legal duties on reporting have been obliged with.
